M/I Homes announces it is kicking off the fall home-buying season with the return of its popular “$40 options” promotion at Chicago-area communities through Sept. 25.

The promotion, which is valid on new sales contracts written by Sept. 25, applies to a predetermined list of options, which varies by community, homesite and floor plan. Available $40 interior options range from luxury master baths and walk-in showers to fireplaces, oak stair rails and granite countertops.

“Buyers loved our $40 options incentive when we offered it this spring in celebration of M/I Homes’ 40th anniversary, so we’re very excited to bring it back for fall,” said Curt VanHyfte, area president of M/I Homes. “For those who spent the summer considering a home purchase and are now ready to buy in one of our communities, taking advantage of this promotion is a great way to maximize their buying power and get a terrific deal on some of those upgraded features and finishes they want most in their home.”

VanHyfte said the promotion is available at all 22 of M/I Homes’ active townhouse and single-family home communities in the Chicago area.

Cheryl Bonk, vice president of sales and marketing for M/I Homes, said the $40 options promotion not only lets buyers save on some of the extra touches they want in their home, but also extends to some practical selections such as a stainless steel GE refrigerator or a washer or dryer.

“We’ve included many of our most popular upgrades in this promotion, from finish choices that let buyers express their personal style, to those must-have items like appliances that buyers would be purchasing anyway,” said Bonk. “Buyers can even choose more than one of the featured $40 options, depending on the community and floor plan. When you look at the total potential discount, it really adds up and gives buyers a great reason to buy right away this fall.”

Homes at all M/I Homes communities come standard with the builder’s 15-year transferable structural warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes also with the builder’s certification that, upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upward of 30 percent on their energy bills.

A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 57, considerably lower than other resale homes and other builders in the market.
